Letting

This service is designed to facilitate the Landlord who is not in the position to secure high quality tenants and oversee the letting arrangements for his/her property. DNG Wall Tuckey operate on the concept of No Rental-No Fee.

The Services we provide are:

Rental Valuation and Assessment
Before any property is registered to our books an experienced member of our staff will visit the property and make an accurate rental valuation while considering prevailing rental legislation e.g. Rent Pressured Zones.

Market your Property
We would propose marketing your property on numerous websites and social media platforms e.g.

  • Listing on our website www.dngwalltuckey.ie
  • Listing on www.daft.ie & www.myhome.ie
  • Brochure placed in DNG Wall Tuckey office window.
  • Inclusion in property listings distributed to potential tenants.
  • If required, a “Property to Let” sign can be erected at the property.

Viewings
Given the high demand for rental properties nationwide, DNG Wall Tuckey will short list a few potential tenants and by appointment arrange viewings. This is to reduce the footfall through your property and prevent disappointment for potential tenants

References
Potential tenants are thoroughly vetted, and their ability to meet monthly rent is determined with confidence.

Deposit and Rent
We collect a minimum of one month’s rent in advance and a security deposit. Security deposit equals one month’s rent unless stated differently by the Landlord. The deposit is past to the landlord until the day it is due to be refunded.

Lease Agreement
All tenants taking up occupancy of a property are required to sign a lease. We can add any additional conditions that the Landlord may require, both parties sign leases and each get a copy.

We recommend that only valuable items such as white goods and large furniture pieces are included within the inventory. Cutlery and crockery can break through wear and tear. Sentimental items should not be left in a rental property.

Utilities
E.S.B readings, and Gas readings where applicable are taken and the account is transferred into the new tenant’s names at the commencement of the lease. All other utilities must be managed by the tenants.

The Private Residential Tenancies Board
This board has been established to ensure both landlords and tenants are aware of the roles and responsibilities within a tenancy. All tenancies must be registered with the RTB for a nominal fee of €90.

Renewal of lease
We have a renewal/re-let service at the end of the lease (if required). We carefully negotiate rent and tenancy agreements to ensure the maximum return on our client’s property. We keep a close eye on the rental market to ensure that we can respond quickly to changes and can make instant decisions on our client’s behalf.

BER Certificates
The law requires that a Building Energy Rating (BER) certificate is available before marketing commences so that intending purchasers or tenants can be advised of the property’s energy rating.
