At DNG Wall Tuckey we provide the complete residential management programme. This service caters for all Landlords who do not have the time to manage their own property. DNG Wall Tuckey will look after all issues that may arise following the letting of each property.
The Services we provide are:
Rent Collection
All rents are paid to DNG Wall Tuckey and after the deduction of the Management Fee, along with any other out-goings, the balance is transferred monthly into the Landlords account.
Property Inspections
Quarterly inspections are carried out on the property by a staff member of DNG Wall Tuckey, ensuring the property is maintained to a satisfactory standard.
Maintenance
DNG Wall Tuckey will take immediate action to rectify all electrical and plumbing faults, which may occur. The cost of all repairs and maintenance will always be conveyed to you. DNG Wall Tuckey provides a 24-hour maintenance emergency service covering all eventualities, thus resulting in minimal disturbance to the Landlord. For any major problems the Landlord will be contacted prior to the commencement of any work.
Tenant Correspondence
There will be no Landlord/Tenant communication. Tenants will liaise directly with DNG Wall Tuckey on any issue that may arise.
Vacation of Property
When a tenancy expires and tenants are due to move out, DNG Wall Tuckey will undertake a thorough inspection of the property and ensure it is left as near as possible to its original condition. Wear and tear can be expected but where any repairs or broken/missing inventory is identified the cost of replacement/repair will be taken from the deposit. Upon lease termination DNG Wall Tuckey if required can recommence the process and identify replacement tenants.
Without doubt clear communication between Agents, Landlord and tenants is key to a successful tenancy. Every party must know their roles and responsibilities and if all parties deliver on their commitments it will lead to long term happy tenants and landlords.
